3 Great Articles On Your Home Plumbing Now

Last night my son said there wasn't any hot water. My husband turned up the thermostat on A.O.Smith gas water heater Part no. 183496-000. This morning there was water pouring out of the TPR pipe. We do have an expansion tank. When I shut off the hot water outlet pipe from the tank, the water stops pouring from the TPR pipe. Is it just a matter of waiting til the temp comes down in the water? Or is something broken?

Right? Well maybe… Prior to this modern method of keeping your bath water in the tub, many homes use to have “ Standing Waste & Overflow ” a tall cylindrical barrel standing next to the tub with an interior plunger which allowed you to stop the water so you could bathe. Drop  the plunger down and it stopped the water, lift it up and the water would drain. They were eventually phased out (although thousands are still in service today) because they simply are no longer code compliant in most municipalities across the country. Enter the modern Trip Waste Assembly a simple device which can easily be operated by a flick of a lever located in the bathtubs overflow. Flick it up and the water stops, flick it down and the water drains. Generally trouble free but as time goes by hair, soap scum and variety of mysterious childrens toys make their way into the drain and interfere with plunger causing it to hang up or not operate at all. In addition the linkage that connects the plunger to the trip lever up top gets loose or completely disconnected. When this happens some minor (or major) adjustments will be required by removing the overflow plate / trip lever assembly and exploring exactly what the issue could be. The overflow is also the access through which you would run an electric snake in the event of a complete tub blockage. Care must be taken when performing either of these procedures because not all overflows are secured to the tub thru use of a backup plate which is screwed directly  into the overflow tube.

I attribute that to regular treatments of a live bacteria enzyme along with good luck. Every one of my neighbors experienced many problems with their systems over the years and in some cases had to have their septic tanks replaced or at minimum pumped on a regular basis. By regular I mean every three months or so, the normal time interval for a pumping would be a year. The problem is that everyone including myself had their washing machines emptying into their septic tanks which in the septic world is the kiss of death! When the soap from the washing machine cools down, it solidifies causing the holes in the leaching pit to clog and allowing the water to back into the septic tank and then into the house. Not a very pretty sight! Eventually, everyone started to divert the washing machine waste in some creative ways. Some had dry wells installed in their backyards while others ran a 3″ piece of p.v.c. pipe under their front lawns and out thru the curb into the street. It wasn’t legal but it did solve the septic tanks Gordontheplumber.com Aurora IL 60504 from prematurely backing up into your house.

This visit was scheduled 5 days from my call. If the technician agreed that the tank was leaking he could arrange for a replacement - taking another 24-48 hours or more, if the unit was available. And this could be delivered and SEARS installed "for a fee". The potential charge for shipping ad installation - that had to be SEARS installed in order for the replacement scheduled for sometime towards the end of the following week - if the unit was in stock. The phone technician said I should make arrangements for bathing at a neighbor's home and I could heat water on my cooking range for washing up between showers and for cooking. As I am a disabled US Army veteran it would be very difficult for me. I called a local hardware store in my city, in Wisconsin - they had several 40 gallon water heaters (Made by Rheem) and I could have it that day. I cancelled the "technician towel inspection" and bought the Rheem. From the local hardware store.
